Center Crest is a gated community located on 40 acres in the heart of Florida in the City of Davenport. Center Crest consists of 364 deeded property lots that contain either a park model or a concrete pad and full hookup for parking a recreational vehicle. Some of the amenities available to residents of Center Crest include a 25' x 50' heated pool & hot tub, 9-hole miniature golf course, shuffleboard courts, horseshoe pits and a Clubhouse. Inside the Clubhouse there is a library, kitchen, laundry room, pool room and restrooms with showers. Center Crest also has a 2.5 acre pond with catch-and-release fishing and a storage area for residents to park their RV's and trailers on with limited available spaces. IMPORTANT UPDATE
IMPORTANT NOTICE
This communication provides an update to all Center Crest owners: Effective October 1,
2026, the City of Davenport Utilities Division will assume control of our community's
wastewater treatment facility.
Transitioning from our aging private system to the city's central sewer system will support
regulatory compliance, improve service reliability, and reduce the long-term costs associated with maintaining our current system.
Starting in November, you'll see a monthly sewer charge on your water bill based on the previous month's water use.
We will continue to share updates at workshops and meetings beginning in October and throughout the year. If you have any questions, please email us at CCLOABOARD@GMAIL.C0M We will be happy to address them at the workshops.

Summer Hours
The Center Crest Office will begin summer hours the week of May 25, 2026. The office will be open each Wednesday from 9:00 am until noon.

Upcoming Board meeting and Workshops
The Board of Directors will suspend Board Meetings and Workshops for the months of May, June, July, August and September. If a special meeting is needed residents will be notified.
Archie rescinded resignation
July 8, 2026
Please be advised that Archie has officially withdrawn his resignation. In May, Archie informed the Board of Directors of his intention to seek other opportunities, but he has since requested that his resignation letter be rescinded and to remain in his position for the remainder of his term.
According to our governing documents, replacements to the Board must take place at the next meeting scheduled. With meetings suspended until the fall, no appointment was made. Organizing a special meeting would have required formal notification to all owners and would result in additional costs; therefore, the Board decided to postpone any appointments until the October session.
Given Archie's decision to rescind his resignation and fulfill his current term, the Board will honor his request and will not pursue further actions regarding his position.

IMPORTANT REQUIREMENTS FOR RENTALS
All rental/leasing property must have current year (2026) approved rental/lease agreement on file in the office with a copy of all renter's/occupant's photo I.D. This is the owner's responsibility and required per the governing documents. Please check with the office to see if you are in compliance. Only those current and on file will be valid.
Regular Office Hours
Regular CCLOA office hours are Tuesdays from 10:00 am-12:00 pm and Wednesday's from 9:00 am until 12:00 pm. Please remember the Clubhouse will remain closed on Tuesday morning until 10:00 am for cleaning this includes the pool and spa areas. Thank you

Important Information
All Homeowners have received a letter notifying them that all Center Crest Lot Owners Association governing documents are provided on this website per Florida Statutes 720.303(13). In addition, the Board of Directors will communicate annual meeting information and other important information through email. Please complete the form sent to you in the mailing and return it to the office before December 1st. Or you can pick up a form at the office. It is important the form with your email be returned in order to receive all notifications.

Clubhouse Cleaning Schedule
The Cleaning company will be cleaning the Clubhouse on TUESDAY mornings between the hours of 7:00 am and 10:00 am. Everything will be closed during those hours which include the pool, restrooms, poolroom, kitchen, and laundry room.
NO SMOKING OR VAPING
There is no vaping or smoking allowed outside the clubhouse doors, outside or inside the pool area, at or near the mailboxes or any walkway entrance to or from the clubhouse.
